Kalamazoo Attainable Homes Partnership

Is a Program of KNHS

Building Opportunities.
Strengthening Neighborhoods.

For many families, the dream of owning a newly built home is becoming increasingly difficult to reach. Rising construction costs and aging housing stock have created an even greater challenge in Kalamazoo’s established neighborhoods, where the cost to build a new home can exceed its appraised value. The Kalamazoo Attainable Homes Partnership (KAHP) was created to help bridge that gap — bringing thoughtfully designed, quality new homes to neighborhoods that haven’t seen new construction in decades.

KNHS Home Ownership Services is proud to partner with the Home Builders Association of Western Michigan (HBAWMI), the City of Kalamazoo, NeighborWorks America, Michigan State Housing Development Authority (MSHDA), Consumers Energy and First National Bank to make attainable homeownership possible for more Kalamazoo families. Together, we’re investing not only in new homes, but in stronger neighborhoods, increased homeownership opportunities and lasting community investment.

A Collaborative Mission

The Kalamazoo Attainable Homes Partnership (KAHP) brings local builders and community partners together with one shared goal: to create high-quality, attainable homeownership opportunities for families in Kalamazoo. Built by members of the Home Builders Association, KAHP homes offer the quality and craftsmanship you’d expect from new construction, while incorporating durable, energy-efficient materials and systems designed to help keep utility and maintenance costs manageable for years to come.

Just as importantly, KAHP is bringing new construction to Kalamazoo neighborhoods that may not have seen it in decades. By concentrating investment in one area, the goal is to help strengthen an entire block and contribute to the long-term vitality of the neighborhood. By creating thoughtfully designed homes at attainable price points, the partnership is helping more individuals and families put down roots, build equity and become part of the neighborhoods they call home.

Designed with Purpose

From the beginning, collaboration has been at the heart of KAHP. Local builders pooled their experience and expertise to develop home designs that make smart use of space, materials and resources — without sacrificing quality. Floor plans were thoughtfully designed to work within the narrower lots common in established Kalamazoo neighborhoods, while complementing the character and scale of the homes already there.

These homes are also among the most energy-efficient in the country. Every detail is considered with both the initial cost of the home and the homeowner’s long-term expenses in mind. Efficient layouts help reduce unnecessary construction and material costs, while features such as long-lasting roofing, energy-efficient insulation, heating and cooling systems, and durable flooring create comfortable, low-maintenance homes built to help their owners save money on utility costs while enjoying high-quality, sustainable housing for generations.
